Innovation in the real estate sector
I would like to introduce this text with two questions and reflections.
Have you noticed the technological change that has been developing in the promotion and diffusion on the Internet? Is it possible for the real estate market to benefit from it?
Not a day goes by without hearing about a new way of promoting homes, cameras that record 360-degree video, virtual reality, 3D diagrams, etc.
As in other areas, many innovations begin to take shape in the United States and eventually end up imposing themselves in the European real estate sector. Clients are becoming more and more demanding and demand what they have already seen on the internet, probably offered by other companies, and beware, some of them are probably your direct competitors.
I am a fan of new technologies and I am always attentive to incorporate what can improve my professional activity and with it, directly, that of my clients.
But why all this preamble about innovation in the real estate sector?
Well, now it’s my turn to sell myself a little, isn’t it? I am going to do it with a series of questions:
What value would a client give to your company if you give him the possibility to see a property before taking him to visit it? How many resources and time would be saved? And if that client is outside Spain, wouldn’t it be good to provide him with as much information as possible to help his purchase decision? Do you think this would be something positive to generate more visits to your website? From experience let me tell you yes.
That’s a lot of questions you’ve probably asked yourself at some point, right?
Well, going into the subject, I must tell you that there are already real estate agencies on the Costa del Sol that have asked themselves these questions and have opted for new technologies to answer them; I am referring, in particular, to 3D immersive reality. I am confident that this will be the star product for real estate agencies in the coming years; and why, you may ask?
Well, the fantastic thing about this technology is the possibility of accessing from any device to see in detail a house, literally walk inside it, see a 3-dimensional scheme with the distribution of the rooms, download and print the plans with the real measures, show the interiors with virtual reality glasses…. And the question is: Is there anything like this in most real estate websites nowadays? Don’t worry, I’ll answer it… very few.

Surely we are very comfortable with our website, its design, colors and images but do you know what is the problem I see in most of them, they are almost all the same. Imagine what a potential client will think after seeing 3 websites, with their respective images to which he will surely pay attention in the first few minutes but after this time he will have the impression that a villa in La Zagaleta can be the same as a penthouse in Marbella. Is it your fault? NO, IT IS NOT. It is that since the internet came into existence, real estate agencies promote the properties in the same way, with photos and, in some cases, a few timid videos for high standing properties.
And to complicate things, there are real estate agents who believe that the greater the number of images, the better, without paying much attention to their quality. But well, this is a topic to be dealt with in another post; I assure you that there is enough to write about, and if we illustrate it with examples, I can’t even tell you.
Well, okay, okay, here’s one:

A person who is going to spend hundreds of thousands of euros on a home I think deserves more than a few quick photos taken with that camera they bought to make the fixer-upper. It is necessary to inform him by appealing to emotion, as it could be with a video or to reason with an immersive visit. From my experience I would say that the fundamental idea is to offer him all the possible tools to generate a deep bond with that intended home and that the on-site visit is simply to corroborate that everything previously seen was necessary to decide the choice.
As my intention is not to bore but to reflect the situations that I encounter daily in my activity, I will say goodbye after leaving this series of reflections – observations.
